Dear Homeowner,
We will send you, via e-mail, a small portion of our most recently published book that you can request from our form
below, or by
e-mailing
us. Florida homes are not 'automatically' protected under the Florida
homestead 'exemption' laws. Unfortunately, your existing home and residence
may not possess protection under the Florida Homestead Law, as you may
have assumed!
OUR QUESTIONS TO THE STATE OF FLORIDA DEPT OF REVENUE REGARDING
FLORIDA HOMESTEAD EXEMPTION:
QUESTION: “By claiming homestead exemption through the county
property appraiser’s office, how does that declare my real property
as a homestead?”
ANSWER: “The exemption is for the real estate property tax bill and
is a combined notice of ad valorem taxes and non-ad valorem tax
assessments.”
QUESTION: “Does this tax exemption protect my real property as a
valid or claimed homestead, or does it just qualify a homeowner to
receive a property tax break; Please have your office clarify my
question...does any Florida county appraiser’s homestead exemption
form, specifically and clearly designate and record my real property
as a qualified homestead property or is its main purpose just for the
homestead exemption portion ($25,000) of ad valorem taxes?”
ANSWER: “When you receive ‘homestead exemption’ from your county
property appraiser’s office, its only purpose is to save you money
on your real estate property taxes and to cap the assessed value to no
more than a 3% cap per year.”
The service we provide, regarding
protection of homestead, provides equity and asset protection of your
home and property by making a claim of homestead, not a so-called tax break. Protection of homestead
is filed and recorded separately than for the homestead tax exemption.
Protection of a homestead is by individual choice and by an
individual’s own initiative, not by the duties of the property
appraiser’s office in the county in which an individual resides. The
homestead claim can be made before or after a lien, judgment or levy.
Any entity such as code enforcement, any third party or any creditor
can easily attach a lien, judgment or levy against your residential
property for almost any reason. Here is where we can greatly assist
you by providing the following services:
· Provide all of the required legally sufficient and
state/county approved forms ready to file
· Notarization and verification of all required legal
forms
· Filing and recording of all required documentation into
the public record
· Recording of all required documentation into public
record
· Notice to any existing creditors to remove any lien or
judgment within 45 days
· All information copied to a personalized CD-Rom with
all vital information of your homestead property; for safe keeping and archival in case
of a disaster
We also provide our valuable added services to realtors, agents, mortgage brokers,
mortgage companies and title companies, as well as the average
homeowner. Please, do yourself and your family a favor and protect
their most valuable asset, your home and “castle”, from most types
of liability! Do it today! We are here to help you.
